Holiday villas, main residences in the sun, rental investments: the Algarve concentrates a large share of French building projects in Portugal. Here is what we check before starting a site there, from climate to land, and what timber frame concretely brings.
The climate: design for summer
The Algarve means a hot, dry climate most of the year. The real design topic there is not heating but summer comfort: orientation, roof overhangs, solar protection, suitable glazing and night ventilation. A well-designed house stays cool in August without oversized air conditioning.
Timber frame lends itself well to the exercise: the highly insulated envelope slows the heat, and bioclimatic design does the rest. Our houses there are delivered in A+ class, a commitment written into the contract.
The land: planning and the coast
The most discriminating point in the region. Before any purchase, we check:
- The PDM classification of the municipality: buildable or not, with what footprint and height.
- Coastal protections: the shoreline strip is covered by specific regimes (ecological and agricultural reserves, coastal planning schemes) that can limit or forbid construction.
- Access and networks: an appealing isolated plot can make connections and site logistics more expensive.
Tourist demand pushes land prices up on the coast; the hinterland, minutes from the beaches, often offers a better surface-to-price ratio with the same building conditions.
Seismicity and termites: building correctly
Southern Portugal is in a seismic zone, and subterranean termites are present. Two known topics, two building answers: the timber structure, light and flexible, behaves well in earthquakes; and termite protection is a matter of best practice (no wood-to-ground contact, masonry base, anti-termite barrier, ventilated detailing). The budget in the Algarve
Building costs follow our national ranges: custom turnkey A+ class starts around 2,400 €/m² incl. VAT excluding land, and a full project generally sits between 150,000 and 480,000 € depending on surface and specification. The local specificity lies elsewhere: land weighs more in the total budget than inland, and outdoor works (pool, terraces, shade structures) take a bigger share.
In a tourist area, the site schedule counts double: sometimes narrow access, neighbours in season, very busy trades. Workshop prefabrication cuts the weeks spent on site, and getting weathertight in 3 to 5 days secures the shell before the season peaks.
The build: what changes on site
- Less time on site. The walls arrive prefabricated: the neighbourhood and the municipality appreciate it, and so will you.
- A dry build. Little water, little waste, few nuisances: an asset in housing estates and near sensitive areas.
- Remote management. Most of our Algarve clients build from France: regular reporting, contractual milestones, a single point of contact.
